How tile installation jobs are bid
Tile is bid per square foot, and the substrate decides whether that number is honest. Setting tile is fast; making the floor or wall flat, sound and — in a shower — waterproof is where the hours go. Pattern changes the rate: a diagonal or herringbone layout adds cuts and waste against a running bond. Large-format tile needs flatter substrate than the tile itself costs to fix. Waterproofing in a wet area is a system, and a system that is partly installed is not installed.
What a tile installation estimate should contain
- Square footage by surface — floor, wall, shower pan, niche, curb
- Tile size, material and the layout pattern, with a waste percentage
- Substrate: existing condition and what is being removed
- Flattening — self-levelling compound or floor patch, by area
- Backer board or uncoupling membrane, with the fastening
- Waterproofing system in wet areas, and a flood test on the pan
- Setting material and grout type — cement, epoxy — with colour
- Trim, edge profile, transitions and thresholds by linear foot
- Sealing and final cleaning
- Labour as setter hours separated from prep hours
What gets left out of tile installation estimates
- Substrate flatness for large-format tile — the prep can exceed the tile cost
- Demolition and disposal of the existing floor, priced as its own line
- The flood test and the day it costs before tile goes on
- Cuts and waste on a diagonal or herringbone, which is not the running-bond number
